On Saturday, July 18, 2026, Atlasimmobilier participated in a training session in Casablanca focused on real estate appraisal. Organized at the Kenzi Sidi Maârouf Hotel in partnership with REACONSULT, this session is part of the agency’s ongoing professional development program for its teams.
The training session was led by Salah Eddine El Kacimi, MRICS-RV, directorof ATAA Realty, a real estate expert, surveying engineer, and Registered Valuer with the Royal Institution of Chartered Surveyors (RICS).
Real Estate Appraisal at the Heart of the Real Estate Agent’s Profession
Valuing a property is not simply a matter of applying an average price per square meter to it. Each property has unique characteristics that must be considered as a whole in order to determine a value that reflects market conditions.
In particular, the training provided an opportunity to revisit the fundamental distinction between price, cost, and market value. Price refers to the amount ultimately agreed upon between a seller and a buyer. Market value, on the other hand, represents an estimate of the amount for which a property could reasonably be sold on a given date between well-informed parties acting without compulsion.
This distinction is particularly important in the real estate markets of Marrakech and Essaouira, where two seemingly similar properties may have significant differences.
Factors That Determine the Value of a Property
Location remains one of the primary factors in a valuation, but it cannot be considered in isolation. A proper valuation must also take into account the property’s physical, legal, economic, and tax characteristics.
The size and layout of the property, its orientation, the quality of the structures, its overall condition, its amenities, access, and utility connections can all have a direct impact on its value.
Land and urban planning factors also play a key role. The value of a home can vary depending on whether it is vacant or occupied, just as the value of a plot of land will depend on its buildability, zoning, and the type of project that can be developed there.
In addition to these factors, there are market conditions, local demand, rental profitability, financing options, and applicable tax laws.
Methods tailored to each type of property
The training enabled the Atlasimmobilier teams to gain a deeper understanding of the three main approaches used in real estate appraisal: the market approach, the income approach, and the cost approach.
The comparison method involves analyzing transactions involving truly comparable properties. It requires selecting reliable comparables and adjusting them based on location, square footage, condition, legal status, and transaction date. Simply averaging the observed prices is therefore not sufficient to arrive at a reliable estimate.
For investment properties and assets intended to generate income, the analysis may be based on the capitalization of rental income or on the discounting of future cash flows. Rent, operating expenses, vacancy periods, necessary investments, and operational risks must then be factored into the analysis.
Other methods have also been studied, including the separate valuation of land and buildings, as well as the developer’s valuation, which is used to assess the value of a property based on the economic potential of a real estate project.
An approach tailored to the Moroccan real estate market
The training program placed significant emphasis on Morocco’s legal and land-use characteristics: registered and unregistered property, land tenure statuses, real property rights, urban planning regulations, and real estate taxation.
The RICS international standards as well as the Moroccan Charter of Real Estate Valuation were also discussed. These standards emphasize, in particular, the importance of justifying the methods chosen, documenting the data used, and tailoring the analysis to the nature of the property and the purpose of the appraisal.
This knowledge is particularly useful for understanding properties as diverse as an apartment, a villa, a riad, a bed-and-breakfast, a building lot, a rural property, or an investment property.
