Rates for our services (AMAI scale)

Agency fees must be paid when engaging a real estate agency for the sale, purchase, or rental of a property, or generally, for any intermediation or service in this regard.

These fees cover a number of services including search service costs (in all their forms), viewings, travel, advice, negotiations, file preparation, drafting of lease agreements, advertising, communication, etc.

The fees or commission of a real estate agency depend on the nature of the real estate transaction or service.

  • Property Sale: In the case of a property sale, the commission is 2.5% excl. VAT, payable by each of the two parties, i.e., 2.5% excl. VAT payable by the seller and 2.5% excl. VAT payable by the buyer, unless otherwise agreed between the parties, and provided it is in no case less than the total 5% excl. VAT scale. This remuneration is due on the day the transaction has been concluded or recorded in a single written act, signed by the purchaser and the seller (preliminary sales agreement without suspensive conditions or definitive deed if the sale is subject to suspensive conditions).

In the case of the sale of an untitled property or one offered net to the seller, the commission is 5% excl. VAT, payable by the purchaser. This remuneration is due on the day the preliminary sales agreement is signed.

The parties have the right to withdraw from their written offers or acceptances. A withdrawal penalty will be invoiced at 20% of the agency commission normally due if the transaction would have been concluded and if it occurs no later than 72 hours after communication or acceptance of the offer. After this period, or in the event of failure to attend signings and excluding cases of force majeure, the agency commission normally due will be invoiced in full.

  • Business Assets: 10% excl. VAT of the value of the business assets.
  • Long-term Rental: In the case of a long-term rental (12 months or more), the real estate agency’s remuneration is one month’s rent excl. VAT, payable by each of the two parties, i.e., one month’s rent excl. VAT payable by the tenant and one month’s rent excl. VAT payable by the landlord, unless otherwise agreed between the parties, and provided it is in no case less than the total scale of two months’ rent excl. VAT.
  • Short-term Rental (3 months): 25% excl. VAT of one month’s monthly rent.
  • Short-term Rental (6 months): 50% excl. VAT of one month’s monthly rent. Agency fees are to be paid upon signing the lease. They must be paid in a single installment and cannot be requested again upon lease renewal. This remuneration is due on the day the transaction has been concluded and recorded in a single written act, signed by the tenant and the landlord.
  • Seasonal short-term rental, the real estate agency’s remuneration is set at 20% excl. VAT of the rent amount.

In accordance with its general terms and conditions and regular practices in this field, these fees are doubled in case of non-compliance therewith or if the parties deal with, negotiate, directly or indirectly, the purchase or rental of a property without the agency’s intervention or if the agency has been circumvented. They are calculated based on the price announced beforehand or during the visit.

  • Any other service will be subject to a quote taking into account the complexity of the service (hourly or flat rate), without being less than:

– Agency assistance for property acquisition in general (in cases where the property is found by the purchaser and not proposed by the agency): 1% excl. VAT of the acquisition price,

– Assistance or representation with notaries, adouls, and lawyers in a matter unrelated to the agency: 1,500.00 Dirhams excl. VAT,

– Assistance or representation with the General Directorate of Treasury (DGI): 800.00 Dirhams excl. VAT,

– Assistance or representation with the General/Regional Directorate of Customs or the Exchange Office: 800.00 Dirhams excl. VAT,

– Assistance or representation with the land registry and urban agency: 500.00 Dirhams excl. VAT (excluding documentary and stamp fees),

– Assistance or representation with architects, surveyors, design and control offices: 500.00 Dirhams excl. VAT,

– Request for property title, site plan, or area calculation: 200.00 Dirhams excl. VAT,

– Request for urban note or information note: 2,000.00 Dirhams excl. VAT,

– Assistance or representation with local authorities, municipalities, caïdats, pachaliks: 800.00 Dirhams excl. VAT (excluding documentary and stamp fees),

– Assistance or representation with Regional Investment Centers: 500.00 Dirhams excl. VAT,

– Assistance or representation with Regional Tourism Delegations: 500.00 Dirhams excl. VAT,

– Assistance or representation with financial or credit institutions for obtaining releases: 800.00 Dirhams excl. VAT,

Works quote and/or request for work authorization: 1,500.00 Dirhams excl. VAT,

TPI calculation: 500.00 Dirhams excl. VAT, the agency providing an estimate based on the information provided and subject to any notarial or tax authority revision,

Estimation of sale value or rental value to be asserted with third parties (insurance companies, lawyers, IFI, heirs, or in the context of co-ownership): 2,000.00 Dirhams excl. VAT, the agency providing an opinion that does not replace those of experts approved by the Courts,

Inventories in a matter unrelated to the agency: 1,000.00 Dirhams excl. VAT,

– Assistance or representation with energy providers (SRM, ex ONE, RADEEMA, etc.): 300.00 Dirhams excl. VAT (excluding deposits),

– Assistance or representation with telephone operators: 300.00 Dirhams excl. VAT,

Key handover/takeover: 200.00 Dirhams excl. VAT, excluding locksmith fees if applicable.

– Simple reminder to a defaulting tenant: 300.00 Dirhams excl. VAT.

– Reminder to a defaulting tenant with bailiff’s writ: 800.00 Dirhams excl. VAT.

Payment for these services may be required in advance of the service.
